Services
Inventory / Schedule of Condition
We inspect the property compiling a fully detailed report as we go. This report provides a full description of every aspect of the property including fixtures, fittings, decoration and contents. If the property is furnished we will describe each item and its condition. Where appropriate we take digital photographs which are kept on file and produced if required.
Check-in Service
At the commencement of the tenancy we produce a report which reflects the condition and cleanliness of the property and any changes which may have occurred since the inventory was prepared. Tenants will be shown around the property and an explanation of items noted on the inventory document will take place. The level of cleaning and, if relevant, the condition of the garden will be pointed out.
Keys issued and meter readings will also be noted and agreed by the tenant.
Check Out Service
At the end of each tenancy a full check out inspection is provided. During this inspection we will compare the condition of all fixtures, fittings, decoration and contents to the inventory / check in reports and any changes are noted.
If required, we will make recommendations regarding excessively worn or damaged items and contents and, in our clerks opinion, whether it is as a result of fair wear &tear or through misuse.
Mid-Term Inspection
An inspection service is provided during the course of the tenancy to check on the condition of the property. A report is produced to reflect how the property is being cared for.
